What we look at
Scope: is what's being proposed actually necessary, and is it complete or are things missing? Cost: is the price within the reasonable range for the work and the region? Insurance relevance: is anything in the issue potentially covered, and what would need to happen before claiming? Contractor: is the proposal in writing, with materials specified, warranty terms clear, and a fair payment structure? Urgency: is the timeline being driven by the genuine condition of the home, or by the contractor's schedule?
What you get back
A written review covering each of the above. Where appropriate, suggested follow-up questions to send the contractor. Where the situation needs it, a recommendation to commission an independent inspection before any work starts. Where the issue might be insurable, a note on the procedural steps to take.
